The two logbooks a business site has to keep
Most of the plumbing on a commercial site only needs attention when it fails. Two pieces of equipment are different, because Ekurhuleni's Water Services By-laws attach a paper trail to them. A reduced-pressure or double-check backflow preventer must be "inspected and serviced by a qualified plumber not less than once in every 12 (twelve) months" and "replaced or completely overhauled once in every 5 years", with a written record. A grease trap needs a register of "the dates on which the tank or chamber was cleaned", with the details of whoever cleaned it.
Backflow protection is required wherever a fitting could let used water run back into the drinking supply. The by-law names any tap that can take a hose, laboratory taps, moveable shower units, fire hose reels on a combined installation and underground irrigation. On a plant in Spartan or a logistics yard in Pomona, that can mean the wash-bay taps, the hose reels and the sprinklers round the car park. Only a qualified plumber, someone working under one, or a person the City has authorised in writing may service, repair or replace a backflow preventer.
Grease has a price on the City's tariff. Under the 2026/27 schedule, a business whose effluent goes through a grease, oil, silt or sand trap pays R1,118.07 a month per business activity, and the discharge limit for fat, oil, grease and waxes is 500 mg/l. The City's 2024/25 annual report says about 95% of industries with trade effluent were inspected. For a factory in Spartan or Isando that discharges trade effluent, an inspection is to be expected.
That effluent goes to Hartebeestfontein Water Care Works, which ERWAT says was built in 1977 and receives the effluent of Spartan and Isando industry along with Kempton Park households, discharging via the Swartspruit. Fat that escapes a neglected trap sets in the sewer somewhere between the factory gate and the works. Ekurhuleni already handles about 5,000 sewer complaints a month across the metro, and it names foreign objects, oil among them, as the main cause.
For whoever runs the site, the logbooks are the practical point. When an inspector or an incoming tenant asks when the backflow valve was last serviced or the trap last emptied, the answer is either a dated entry or nothing. Planned visits work best with both on one calendar: the valve tested and its readings written down, the trap emptied and the register signed. The by-law puts the grease-trap register on the owner, and a backflow service with no written record is one nobody can prove.
Keep a dated record for every backflow preventer and every grease trap on site, and put both on one maintenance calendar. The plumber who services them signs the entry and leaves a written report.

Our fire hose reels share pipes with the drinking water. What does the by-law ask for?
Backflow protection. Ekurhuleni's Water Services By-laws list fire hose reels in a combined installation among the fittings that must be protected against backflow, alongside hose taps and underground irrigation.
If the reels were installed without a preventer, one is fitted on the branch that feeds them, and it then joins the site's annual service.
What must the grease trap register at a Kempton Park kitchen show?
The dates on which the trap was cleaned and the details of the company that cleaned it. Clause 102 of Ekurhuleni's Water Services By-laws requires the owner to keep that register.
It is worth noting more than the law asks: how full the trap was and the state of its outlet at each clean. Over a few entries, that shows whether the cleaning interval suits the kitchen.
We received a notice about our effluent. What happens if it is not fixed?
The cost of follow-up rises with each visit. Under the City's 2026/27 sewer tariffs, follow-up inspections after a notice of rectification cost R3,459.95 for the first, R7,194.39 for the second and R21,158.02 for the third or later.
Fixes on the plumbing side include emptying or repairing a trap, fitting one where it is missing, and removing a connection that should not be there. Send the notice with the form so the plumber can see what it asks for.
Pipes in our complex keep bursting. What can the body corporate do before the next one?
Start with a record: where each burst happened, on which pipe and on what date, with photos. In Norkem Park, the Kempton Express reported in February 2026 that an asbestos-cement main reservoir line had burst five times in 11 months at one complex, bringing down a boundary wall. The City said a pressure-reducing valve had been installed, and that its asbestos-cement replacement programme was underway but the budget was yet to be secured.

Do you take on work in Isando, Spartan and around the airport, or only homes?
Both.
